Yonder Valley · Sales & valuations

Eleven streets, learned properly.

We sell houses in a small patch of the valley and nowhere else. That means we can tell you which side of Marlowe Hill holds its light in winter, and what the terrace next door actually sold for.

Where we sell, and who it suits

Three patches, each with a different trade-off. If none of them fits what you are after, we would rather say so early than walk you round four houses you will not want.

Yonder Row

Best for
First purchases and downsizers who want to be able to walk to the bakery and the station platform.
Housing stock
Victorian stone cottages and a run of sympathetic conversions above the shopfronts.
Worth knowing
Parking is on-street and permitted; most cottages have no off-road space. Rooms are generous but ceilings are low at the back.

Marlowe Hill

Best for
Families who need four bedrooms, a garden and a school run measured in minutes rather than miles.
Housing stock
Inter-war and 1960s detached houses on wide plots, many with unconverted lofts.
Worth knowing
The west side gets afternoon light but a steeper approach in frost. Expect older boilers and single-skin garages at this price band.

Creekside Terraces

Best for
Buyers who want low running costs and would rather not inherit someone else's renovation.
Housing stock
Recent builds and two converted mill blocks, mostly well insulated with modern heating.
Worth knowing
Some plots sit inside a managed estate with an annual service charge. Ask us for the figure before you offer.

Viewing windows

When we can walk you round

All viewings are accompanied and booked through the enquiry form. We hold these windows open each week so you are not waiting days for a slot.

  • Monday — Wednesday10:00 – 18:00
  • Thursday12:00 – 20:00, late slots
  • Friday10:00 – 16:00
  • Saturday09:30 – 17:00, open house
  • Sunday11:00 – 15:00, open house

Before you arrive

  • Give us roughly 24 hours' notice so we can let the current owners know.
  • Bring photo identification — we check it once, at the first viewing.
  • If you are buying with a mortgage, an agreement in principle helps us advise you honestly on offers.
  • Second viewings are usually easier to arrange mid-week, when the houses are empty and quiet.
  • Tell us what you disliked. It narrows the next shortlist faster than telling us what you loved.

For sellers

How we handle a sale

Six stages, in the order they actually happen. You will deal with the same person throughout, from the first valuation to the day the keys change hands.

First conversation

A short call or a walk round the house. We talk about why you are moving and when, because that changes the pricing strategy more than anything else.

Valuation and listing plan

We bring recent comparable sales from your street, not a regional average, and agree a guide price with a reason attached to it.

Photography and launch

Photographs are shot in the morning or late afternoon depending on which way the house faces. Floorplans are measured on site, then the listing goes live.

Viewings and feedback

Every viewing is accompanied, and you get the honest feedback within a day — including the awkward comments, which are usually the useful ones.

Offers and negotiation

We put each offer to you with the buyer's position alongside it: funding, chain length, flexibility on dates. Price is only part of the picture.

Through to completion

Once terms are agreed we chase solicitors, surveys and the chain weekly, and tell you what moved and what did not.

Questions worth asking

The things buyers and sellers ask first

Do I need a mortgage agreement in principle before viewing?

Not for a first viewing. We will ask about it before you offer, because sellers compare buyers on certainty as much as on price, and an agreement in principle usually takes a day or two to arrange.

How do you set a guide price?

From completed sales on the same street or an adjacent one within the last six months, adjusted for floor area, condition and outside space. We will show you the comparables we used and explain any adjustment we have made.

Can I view outside the published windows?

Often, yes, particularly for empty properties. Occupied houses depend on the owners' schedule, so give us two or three options and we will find one that works for everyone.

What happens after I make an offer?

We put it to the seller in writing the same day, along with your funding position and timescale. If it is accepted, the property is marked under offer, you instruct a solicitor and a survey, and we start chasing the chain.

Do you handle rentals as well as sales?

No. We only do residential sales in these three areas. If you are looking to let, we would rather point you toward a lettings specialist than take the instruction and do it half well.

What paperwork do sellers need before listing?

Proof of identity and ownership, a valid energy performance certificate, and any guarantees or certificates for work done — damp, electrics, windows, extensions. Gathering these early prevents the usual delay between offer and exchange.

How long does a typical sale take?

In the valley, around eight to twelve weeks from accepted offer to completion for a straightforward purchase. Longer chains, leasehold enquiries and probate sales can add several weeks, and we will say so at the outset rather than at the end.
